SCOPE

To plan and execute the repairs and renovations needed to bring the Lambda Chi Alpha fraternity house to above acceptable living standards.  To be facilitated through Alumni and Active volunteers and professional contractors where needed.  The renovation project will be financed through donations and cash reserve amounts. 

 

TIMELINE

The renovation project will be divided into phases and ranked in order or importance.  The final date for renovations will be August 15, 2002 – just before fall semester classes begins.  The initial phases will begin in June.  ‘Renovation’ weekends will be set to accommodate potential volunteers as well as timing with respect to current house residents.

PHASE 1 – BATHROOMS (UPPER AND LOWER MEN’S) - CRITICAL

1.      Upper Level

a.      Remove shower doors and toilet stall partitions.  (Save for later use?)

b.      Remove toilets.

c.      Remove center shower wall – leaving studs and plumbing intact.

d.      Completely remove shower – shower pan – and tile floor exposing joists.

e.      Evaluate floor joists and support them accordingly.  It may be necessary to apply “Kilz” paint to kill remaining mold.

f.        Inspect ceiling/attic for AC water leakage.

g.      Install 2 new floor drains.

h.      Install new showers (2).

i.        Replace affected drywall using ‘GreenBoard’ brand drywall (Waterproff)

j.         Install sub-floor and laminate or tile flooring.

k.      Install new toilet(s).

l.         Replace fixtures.

 

2.      Lower Level

a.      Remove shower doors and toilet stall partitions.  (Save for later use?)

b.      Remove toilets.

c.      Remove center shower wall – leaving studs and plumbing intact.

d.      Remove all Ceiling and surrounding drywall including adjacent bedroom.

e.      Completely remove shower – shower pan – and tile floor exposing joists.

f.        Evaluate floor joists and support them accordingly. 

g.      Inspect ceiling/attic for upper level water leakage.  (Water test)

h.      Install 2 new floor drains.

i.        Install new showers (2).

j.         Replace drywall using ‘GreenBoard’ brand (waterproof drywall)

k.      Install sub-floor and laminate or tile flooring.

l.         Install new toilet(s).

m.    Replace fixtures

 

PHASE 2 – KITCHEN SUBFLOOR AND CRAWL SPACE - CRITICAL

1.      Remove flooring in Kitchen.

2.      Remove damaged sub-floor in Kitchen and Dining Room area.

3.      Inspect Floor joists and brace as needed.

4.      While crawl space is exposed – inspect the water collection and access options.  (Install drain; and/or     repair sump pump; and/or install drying fan)

5.      Replace sub-floor.

6.      Remove inoperative dishwasher; remove damaged cabinets; fixtures

7.      Repair holes in wall and repaint.

8.      Install laminate or vinyl or tile floor in entire kitchen.

 

9.      Misc.  Sell Vulcan Range and Vulcan Fridge and Freezer.

10.  Misc.  Install new stove, fridge and microwaves.

11.  Misc.  Replace any damaged cabinet doors, drawers.

 

PHASE 3 – CEILING LEAKS – VERY IMPORTANT

1.      Leaks have been observed in the trophy room and hallways – inspect and assess damage.

2.      Note:  There was an earlier leak due to sprinkler system back in 1994.

 

PHASE 4 – EXTERIOR MAINTENANCE - IMPORTANT

1.      Re-furbish trash dumpster drive.

2.      Evaluate and correct drainage problems.

3.      Misc.

 

PHASE 5 – REPAIR AND PAINT INTERIOR WALLS

1.      Repair holes and cracks in walls and ceilings.

2.      Repaint walls and ceilings.

 

PHASE 6 – REPLACE DINING ROOM AND FOYER FLOOR

1.      Clean existing hardwood floors.

2.      Install new flooring material (Pergo).

 

PHASE 7 – WOMEN’S RESTROOM

1.      Replace any broken tile.

2.      Replace and/or repair lighting fixtures.

 

PHASE 8 – MISC.

1.      Anything not covered in the previous phases – less important.
